Environmental Inspections

Could there be Asbestos Hidden on Your Property?

Asbestos is found in many older buildings, and can cause serious health complications. For this reason, federal laws require careful inspection, monitoring and management of asbestos in several types of buildings. If you own a commercial or industrial building, Phoenix Environmental can help you comply with all applicable laws.

Although asbestos is more common in older buildings, asbestos laws apply to buildings of all ages. No matter how old it is, before you demolish or renovate your building, an asbestos survey is legally required.

Asbestos Inspection and Management Services

Asbestos projects typically start with an asbestos survey, which tests for the presence of asbestos containing materials (ACM) on the property. Phoenix personnel have conducted hundreds of such inspections on properties of virtually every size, ranging from single-family dwellings to industrial buildings measuring more than a million square feet. No matter the size of your project, you can count on Phoenix Environmental to provide a complete solution.

If asbestos is present, we can help you manage it with operation and maintenance (O&M) plans and post-abatement air monitoring.

Asbestos Regulations for Demolitions, Remodels, Workplaces and Schools

To protect public health, OSHA and the EPA have created specific rules and guidelines for finding and managing asbestos.

An asbestos inspection must be performed before demolishing or remodeling an educational, commercial, or multi-unit residential building. Employers and schools are also subject to regulations under OSHA and the Asbestos Hazard Emergency Response Act (AHERA), respectively. These regulations ensure a safe environment for occupants, employees, and students in these buildings.

If your property falls under any of these categories, you may need an asbestos containing materials (ACM) survey. Phoenix Environmental can help ensure compliance with all applicable laws and protect you from liability.

Lead-Based Paint Inspections

Lead-Based Paint Inspections

Phoenix has personnel certified as Lead Risk Assessors by the Ohio Department of Health (ODH). Our Lead Risk Assessors are certified to conduct lead-based paint (LBP) surveys, risk assessments, and clearance sampling for residential and commercial properties throughout Ohio. LBP surveys and risk assessments may be required for residential facilities constructed pre-1978 where an LBP problem has been identified or if renovations are planned for the facility. Additionally, some demolition and renovation contractors will require some level of LBP assessment as part of their internal health and safety protocol to prevent LBP exposures. Phoenix will guide our clients through the LBP assessment process and ensure that health, safety, and compliance needs are satisfied!

Lead-Based Paint (LBP) Operation and Maintenance (O&M) Plans are used to identify LBP hazards and assist clients with mitigating those hazards. LBP O&M Plans are used when complete removal of LBP is not feasible. LBP O&M Plans identify which materials have been confirmed or are presumed to contain lead, include recommendations for management of those materials, and include training information for workers that come in contact with LBP materials.
